Springdale Park is a mixed-used development intended to provide quality, affordable housing options that raise the standard of living in the area. The development includes 108 for-sale townhomes, 305 multifamily units, 160 senior affordable apartments, and 12,000 sf of commercial, creating a vibrant neighborhood where affordability, diversity, and community thrive.

Originally known as Henrico Plaza Shopping Center, the one-story commercial stores were razed in the mid-2000s. Left vacant and dominated by impervious surfaces, the site has been transformed into a vibrant mixed-use community featuring diverse housing, community amenities, connected green spaces, and sustainable infrastructure that supports everyday life.

 
 
 
 
 

The project provides thoughtful, high-quality amenities while maintaining a commitment to affordable housing. Gathering spaces are thoughtfully dispersed throughout the development, including outdoor dining and grilling areas, gas-fed fire pits, raised community garden beds, and benches. Together, these spaces encourage neighbors to connect, share meals, and build community year-round.

 
 
 
 

At the heart of Springdale Park, the clubhouse, fitness building, and pool create a vibrant community hub along the entry boulevard, and at the neighborhood school bus stop. Centrally located and accessed by complete streets, the hub fosters recreation, fitness and play, connection, and everyday interaction across generations.

 
 

The design of the site involved an intentional effort to re-green and re-connect the site internally and into the greater context of the surrounding area. Complete streets and trails promote walkability and healthy living, connect residents to a network of pocket parks and to the central amenity and clubhouse.

 
 

With its position along a high-traffic thoroughfare, the landscape is designed to provide an eye-catching, welcoming entrance into the community. Signage was critical to help distinguish the various housing types within the community: Senior affordable housing, multi-family, and the townhomes. All are individually branded within the community of Springdale Park.
